No. Anyone who guarantees a cancellation before reading the contract is not describing how these files work. The contract, the state statute, the loan, and the developer’s actual programs decide the path. Some files resolve. Some do not resolve the way an owner hoped.
Rescission is the short statutory or contractual right to undo a new purchase, usually measured in days. Cancellation, in the way owners use the word, means getting out years later: a developer exit program, a negotiated release, a sale, or a legal claim. They are different clocks and different work.
Not because a website, an ad, or an exit company told you to. Stopping payment can lead to collections, credit damage, or foreclosure, and it can make a developer less willing to offer a release. Wait for a written release that names your interest before you change what you pay.
Read the cancellation paragraph above your signature and send written notice the way that paragraph, and the statute, require. Keep proof. Do not rely on a conversation with the salesperson. If you want us to look at the deadline with you, request a case review the same day and say when you signed.
