The statutory window
Sellers must allow 5 calendar days after the sale to rescind. Failing to allow that right is a deceptive trade practice under the Colorado Consumer Protection Act.
When the clock starts. Five calendar days after the sale.
How notice is treated. Notice may be electronic, by mail, or by hand. Mail counts when postmarked. Electronic notice counts when sent. Hand delivery counts when it reaches the seller’s place of business.
Checked 2026-10-26 against Colo. Rev. Stat. § 6-1-703. Statutes are amended. Your contract can give you longer than the statute. Confirm both before you rely on a date.
Mountain resort corridors produce a steady number of presentation sales.
What to do if the purchase is recent
- Find the cancellation address in the contract. Do not use the sales desk’s verbal instructions as a substitute.
- Send a short writing that says you cancel, names the contract, and is signed. Keep a copy.
- Use the delivery method the contract, or the statute, treats as effective. Certified mail is often safer than a regular email even when email is allowed.
- Do not sign a waiver of your cancellation right while the window might still be open.
- Do not stop there if a closing already happened. Some statutes treat an early closing as voidable for much longer, and that question belongs with a lawyer.
If you have owned it for years
This statute will not unwind an old purchase. The later path is the contract you have now: maintenance, any loan, the term, and whether the developer offers a real release. That review is the contract-cancellation service, not this page.
