Four kinds of files. They are not the same work.

A purchase from last Tuesday, a timeshare you have paid on since 2009, a maintenance bill you cannot justify, and a fee you already lost to an exit company do not belong in one pitch.

Contract cancellation

Most of the people who call have owned the timeshare for years. The statutory rescission window is closed. What remains is the contract they actually signed: the term, the maintenance obligation, any mortgage, and whatever exit language the developer buried in the back.

Rescission

Rescission is the short right to cancel a new purchase. It is not the same thing as getting out of a timeshare you have owned for a decade. If you signed recently, the clock is the whole case.

Maintenance fees and assessments

The purchase price is rarely what hurts ten years later. Maintenance fees, club dues, taxes, and special assessments do. Rising fees are the reason many owners start looking for an exit, and they are also the reason a rushed exit can make the situation worse.

Exit-scam recovery

A second, ugly pattern sits next to the timeshare itself. A company promises a cancellation, collects a large fee up front, tells the owner to stop paying the resort, and then goes quiet. The timeshare is still there. Sometimes a new one was sold as the “way out.”

A case review starts with the resort, the year you signed, and where the fees stand. Any fee for later work is explained in writing before it begins.
