The clock is usually shorter than people remember
Many states give a statutory window measured in days, not weeks. Your contract can give a longer one. It cannot reliably give a shorter one than the statute of the state that applies. The bold paragraph above the signature is the first place to look, and then the statute.
Our state guides publish a day count only where we have read the current statute and linked it. Everywhere else, the page tells you how to find the clause and asks you to call the same day rather than wait on an unpublished number.
How notice usually has to be sent
Verbal notice at the sales desk is a common way to lose the right. Statutes and contracts generally want a writing, and they disagree about whether mail, certified mail, overnight delivery, or email counts, and about whether the clock stops when you send it or when they receive it.
Keep a copy, keep the proof of sending, and send it to the address the contract names. Do not sign a “waiver of cancellation” while you are still inside the window. Several statutes say that waiver is void.
If the closing already happened
Some statutes, Florida among them, say a closing that occurs before the cancellation period ends can be voidable for a much longer time. That is a legal question, and it belongs with a lawyer. Bring the closing date, not just the date you sat through the presentation.
